位置分析:
1 总的来说,这块区域可以作为King East的一部分,有兴趣可以看看我一年半以前写的介绍文章。我自己目前住这个区,所以了解是非常深入的。
细谈Downtown的Condo(六)King East社区介绍 楼盘推荐
这个区的主要特点:
A 相对比较安静,但是不缺烟火气
B 上DVP和Gardiner非常方便
C 生活非常方便 – 买菜可以去品质非常高的St Lawrence Market(蔬菜,水果,海鲜,肉类都是新鲜高品质的),超市有一个不错的Metro,药店Rexall和Shoppers距离都不远
2 具体看这个位置,地理位置非常不错。
A 虽然不通PATH,但是走路不到500米就能进King Station地铁站,说是地铁盘也不为过。
B Downtown Core核心区域的中轴线基本是Yonge街和Bay街,这个楼距离这两条中轴大街都很近很近。
C 最近的两条东西向的路,恰好是Downtown的单行道:Richmond和Adelaide;开车也不会堵。
D 这个楼的另外一个特点是, 朝南无遮挡,只要超过10层左右朝南的视野特别好。
3 周围楼盘情况 – 33 Lombard和Yonge & Rich楼花
A 33 Lombard St – The Spire Lofts
这栋Condo可以说是King East最受本地人喜欢的Condo之一,尽管管理费2年前大涨过一次,已经有12年了,但是这个楼均价还是在1000以上。
我自己当初买房的时候,我就想买这栋楼。一直等这个楼朝南的单元出现,小半年的时间都没有出现。为什么不出呢?因为这个楼自住的都非常满意,出租的单元租金也比较高。
B Yonge&Rich楼花
这个楼花是Great Gulf很早之前卖掉的,中间经历了3-4年的Delay,目前已经开建,预计后年可以入住。尾盘2017年的时候卖过一次,那个时候的均价也在1100-1200了。
这个区域除了这两栋,就没有超过20层的楼了。这个情况有点类似N年前University到Spadina中间Entertainment District娱乐区的情况。那么作为整个区域少见的高层Tower Condo,这栋Condo楼花以后无论是需求和潜力都是没有问题的。

Minto在GTA开发的项目也不少,Condo也是他们做的不错的地方。在北约克有88 Sheppard,是北约克5年内新楼中完成度非常不错的;在Midtown有近期开发的30 Roehampton,和10多年前开发的2181&2191 Yonge St都是在本地口碑不错的项目。
目前Minto在Downtown最新的项目是Front/Bathurst那里的Westside Condo,外型很有特色,今年应该能够完工交付。
无论是从公司规模,还是过去开发过的项目看,这个开发商都是值得信赖的。
